R.D. OLSON CONSTRUCTION BREAKS GROUND ON $33M IVY PARK AT ARCADIA SENIOR LIVING FACILITY
Senior housing development delivers 100 units to address growing demand in San Gabriel Valley
ARCADIA, CA – JANUARY 21, 2026 – R.D. Olson Construction, a leading general contractor, broke ground on Ivy Park at Arcadia, a 107,706 square-foot senior living facility East of Los Angeles, within the San Gabriel Valley. Developed by Oakmont Senior Living, the three-story $33 million project will bring 100 units of assisted living and memory care apartments designed to meet the accelerating demand for senior housing in one of California’s fastest growing communities.
The community will be part of the Ivy Living line of senior living facilities, which has an established presence throughout Southern California. With San Gabriel Valley residents aged 65+ projected to increase by around 27% over the next decade, reflecting the broader trend of rapidly aging population,Ivy Park at Arcadia addresses a critical need for high-quality, accessible senior care in the region.

Prior to building the senior living site, R.D. Olson demolished a former restaurant and event space facility, which sat vacant since 2020. The adaptive reuse of this underutilized commercial site reflects a growing trend of suburban infill development, that is both revitalizing communities and addressing critical housing needs.
R.D. Olson will construct Ivy Park using a slab-on-grade foundation with a wood-frame structure for the three-story building. The Type IIIA structure incorporates noncombustible materials, using concrete, fire-rated roof assembly, and advanced fire suppression systems to ensure the highest safety standards for senior residents. The facility will feature 70 assisted living units and 30 memory care units (114 beds total) with studio to two-bedroom layouts to accommodate evolving care needs. Beyond housing, Ivy Park at Arcadia integrates evidence-based design principles that support both physical and cognitive wellbeing:
Safety
· Comprehensive fire and life safety systems including advanced alarms, sprinklers, and rated corridors
· Backup power and medical gas provisions to ensure uninterrupted care
· Secure outdoor areas designed for safe, independent mobility
Community Amenities
· Fitness center and specialized treatment rooms for memory care and mobility support
· Sensory-friendly design featuring distinct colors and intuitive wayfinding to reduce confusion
· Multiple communal spaces including dining areas, reading room, bar and lounge, and salon
· Open-air patios and secure walking paths to promote healthy habits
· 70 parking spaces to accommodate family visits and staff
The ground-up construction project was awarded a density bonus under the California Density Bonus Law allowing Ivy Park at Arcadia to have a Floor Area Ratio (FAR) of 0.88 instead of the standard 0.5 FAR maximum. This increase in building area translates to larger apartments, more spacious common areas, and enhanced amenities.
