Ware Malcomb Announces Construction is Complete on Oberlin Dr. Office Condominium in San Diego

Ware Malcomb, an award-winning international design firm, today announced construction is complete on The Collective at Sorrento Mesa, an office condominium project in San Diego.

SAN DIEGO, Calif. — The firm’s San Diego office provided architecture, interiors and civil engineering services for the two-building, two-story 33,000 square foot project, located at 5665 and 5677 Oberlin Dr. in the city’s Sorrento Mesa neighborhood.  

Developed by Abington Emerson Investments, the project repositions two existing buildings with open office layouts, creating up to 26 suites available for individual purchase. Designed to accommodate small and mid-sized owner-occupied businesses, The Collective offers a refreshed, modern environment for a range of professional office and medical uses.

Robert Park, Director, Architecture, Ware Malcomb, said, “the client’s objective was to align the property with today’s demand for smaller, ownership-based workspaces, and support individual ownership opportunities for smaller start-up companies by providing flexible, right-sized spaces rather than simply dividing the floor plate. Together, our team transformed an underperforming site into a vibrant, value-driven asset ready to meet the evolving needs of the post pandemic workplace.”

The redesign of the building’s entrances are enhanced with new steel and wooden canopies inspired by a Spanish Modern aesthetic, introduced to elevate the existing architecture and create a warm, inviting focal point that draws visitors toward the entry. Natural light plays a major role in the refreshed lobby experience; while glazing existed previously, the design team expanded existing openings with larger glass panels and reduced surrounding landscape and tree coverage to visually open the space and enhance daylight throughout the interior. 

Inside, the building was transformed with new flooring, new lighting, fresh paint, renovated restrooms, and updated elevator finishes—collectively creating a more welcoming and engaging atmosphere for tenants and guests. Select suites include their own private break areas. 

Ware Malcomb’s civil engineering team played a pivotal role in enabling the conversion, completing site upgrades that included redesigning accessible parking, creating a code-compliant switchback walkway to the public sidewalk, consolidating two parcels through tentative and final mapping, and preparing the official condominium plan that outlines all for-sale units. Additional public improvements such as new curb ramps, right of way adjustments, and added street trees ensured compliance with city requirements while enhancing the overall campus.
